The goals and methods of Habitat for Humanity and the need for decent, affordable housing.

Homeowner families are chosen according to their need and their willingness to work in partnership with Habitat.

Three factors make Habitat houses affordable to the homeowner families:

 Houses are sold at no profit, with no interest charged on the mortgage.
Ÿ
 Homeowners and volunteers build the houses under trained supervision.
Ÿ
 Individuals, Corporations, Organizations and Church groups provide financial support.
How It Works
Homeowner Eligibility

Habitat for Humanity of Madison County, Ohio Inc. determines the eligibility of potential “homeowner partners” based on the following selection criteria:

 

1. Family’s actual housing need based on the suitability of current shelter.

2. Income and ability to pay for a Habitat house.

3. Willingness to participate as a partner with Habitat.

 

The selection of families is done using these criteria in a way that does not discriminate on the basis of race, sex, color, age, disability, religion, marital status or because all or part of the applicant’s income is derived from public assistance programs.

 

Habitat for Humanity of Madison County is looking for “homeowner partners”.

You can be considered for a homeowner partnership if you have:

 

NEED:

• Your present housing is inadequate (Example: unsafe wiring, inadequate space for your family, heating system is not functioning)

• You are unable to obtain housing through other conventional means

• You are paying more than 50% of your gross income for rent or house payment. (You must be willing to discuss your monthly financial situation with a Habitat interviewer to determine the percent of monthly income spent on housing.)

• Your total income is less than 200% of the Federal Poverty Guidelines.

 

ABILITY TO PAY:

Being a homeowner brings certain responsibilities such as a monthly mortgage payment,

real estate taxes, and insurance. There is no interest on the loan for a Habitat house.

• Eligibility is determined based on your ongoing income and financial obligations.

• Must have a good credit record for the 12 months prior.

 

WILLINGNESS TO PARTNER:

• You must complete 250 hours of “sweat equity” before becoming a homeowner

(Examples of “sweat equity” are painting, providing food for volunteers, or

working in the Habitat office)

• Friends and family may work on your behalf

• You are responsible for maintenance and repairs on your house after moving in.

• You are willing to make monthly payments without default.

• After moving in, the Family Support Committee will assist you with ongoing

matters. (If selected, you become a “partner family”.)
